I had to find a place at the last minute because I wanted to be close to the hospital being that I'm a travel nurse. I could've paid more for something further but I chose these jerks before even moving to IN. Note: please check for rats roaches and other animals before moving in. management is horrible and don't even ask for maintenance because it doesn't exist. You'll basically be taking over ownership of the home while your there. Nasty carpets, bathroom falling apart 2 mos after I moved in not to mention none of the vents were cleaned before I moved in which I was told they would be. Most of the people in that office lie and pass you on to another person to lie to you again until you say F** it I'm out and had to pay to break your lease. My experience may different than yours but I guarantee that yours will be close if you rent from these idiots. Read the comments.

I recently moved to the Mishawaka South Bend area. My boyfriend and I found a home for rent that we really liked so I filled out his application to try and reserve our spot. When I went into the office I spoke with a lady and told her I was concerned about some of the neighborhood because I was not familiar with the area. Didn't want to live in a bad area. For an example, went to one of the homes they recommended to me, I went and ended up talked to a neighbor and there was a shoot out in that home. Clearly that is not a neighborhood where I would feel safe. They were no help. It's seriously a waist of credit checks. Many of the homes have several people waiting yet they still advertise to get even more money out of people. I was also looking for a particular property with certain amenities and no one could tell me about the properties they have listed!!!! Like they didn't even know anything about the 12 or 15 homes they are trying to rent?? Like isn't that their job??? I seriously don't know what these people do all day. They need to fire the entire team!

At first I was nervous to sign a lease with HomeWorks simply because the reviews were terrible-- but we liked the house and took a leap of faith. Honestly, our experience has been very pleasant! The management team has been VERY helpful and timely when a work order was submitted. The house we moved into was vacant for 5 months, and soon after we moved in we noticed a mouse problem. We were naturally very nervous and hoped HomeWorks would resolve the issue as it was preexisting. My husband and I personally purchased about $70 worth of pest control, and after submitting receipts to management they credited our rent for the following month. They were very reasonable, understanding, and helpful throughout the whole process. The only frustration I had was that the house was grimy/dirty/filthy when we moved in. The company does a "commercial cleaning", however the floors were filthy, and there were COPIOUS amounts of dog hair throughout the house. When I mopped the basement the bucket had thick mud at the bottom, even after 4 times mopping. I had to clean for a week straight-- scrubbing banisters, sweeping, and mopping multiple times before we felt comfortable unpacking. As a whole, HomeWorks is a decent place to lease from. If you read an especially terrible review, keep in mind that 9/10 times it's bitter tenants airing out their dirty laundry, for reasons that were likely their own fault in the first place. HomeWorks management are NOT slumlords.

Not really pet friendly, we have 2 hairless cats who we would have to "get rid of" in order to rent from them.... found out after paying for application process.

For at least two months now we have been attempting to view homes, apply for homes, and get in contact with agents. Today, we were supposed to have a scheduled showing after a great deal of back and forth emails and phone calls that took way more days than it should have; we will not be seeing this house though because there is a deposit pending - something that could have been avoided had our original attempt to contact been returned in a timely manner. We have emailed agents individually and used the 'contact us' option that sends a general form, only to not hear back for weeks at a time or not hear back at all. Some of the houses we actually have been able to see (which were self tours) have been filthy, odorous, and not true to what the online description shows. This entire process has been incredibly frustrating. I understand that it can be a stressful task in general, but simply trying to get in contact with someone should not be this difficult. My experience with Homeworks so far has shown that they are unprofessional, inefficient, disorganized, unresponsive, and have no care for their renters or potential renters.

I cannot imagine a worse "management" company. Honestly, they are FAR worse than not having a company. They acted on my behalf without my consent. They acted in direct opposition to my written wishes. They absolute refused to communicate with me in any way and then seemed shocked when I demanded to know what was going on with my own property. The only thing they did consistently was take my money. If you have the option, Satan himself would be a better bet And they will make up stories to make themselves look good, while blaming their clients for the failings of the "managers." (See below)

Hi Dana - We stopped managing your property on September 20th, 2019 based on a mutual agreement to part ways. Part of that termination was due to multiple disrespectful emails you sent to our staff and your overall treatment of the team while we managed your property. You made it clear, multiple times and in writing, that you felt we were incompetent and unable to handle simple tasks. Then just yesterday you emailed our office asking if we could “do you a favor” and meet the utility company at your property because you failed to have utilities transferred into your own name, even after instructed to do so by our company at time of termination. If we are indeed worse than “Satan himself” we cannot understand why you would ask us to help you, less than 24 hrs ago. It is clear that when we declined to help you yesterday with a utility turn on (for a property we stopped managing over a month ago) you retaliated by writing this review. We have gone above and beyond for you, in return you have treated us with an incredible amount of unprofessionalism. We hope those that choose to read reviews can see yours for what it truly is, an unwarranted rant from someone who simply didn’t get their way.

RIPE OFF...4 sure. Negative numbers are in my mind. They should not even have a license to operate. I have property which was already listed with them...and was already rented when purchased. Being new to owning and renting I figured I would watch and learn. Well...months had gone by and rent was collected and I was ask7ng many questions. In July, I learned the renters had skipped out and no rent was collected I had received an email explaining this along with a statement for monies owed. My business partner and I took a trip out to South Bend, there were other properties which surfaced to buy. So while in South Bend, we drove by. I had never seen the property. I have a video of how I found it. It was trashed, every inside door punched through, food everywhere, clothes, trash you name it. And the grass was way above my knees. OH HH. did I mention I was charged for lawn cuttings. .Neighbors states it was at least 2 months since someone was there. Neighbors came out, you can learn a lot from them. All the people who lived inside......way more than the lease states. Their story and HOMEWORKS are completely different. Well my workers got busy and so did I. To date they continue to send me statements, charging for all the I had done...including cleaning out the house. This shows no one has been to the property since JULY. They have no idea what's been done. THEY JUST KEEP SENDING OUT EMAILS AND STATEMENTS FOR PAYMENT. WHAT A SCAM... Who owns this company.?? What a joke........get on board Or shut it down!!! Only 1 star ---can not post without a rating...YELP should consider an option for situations like this.. Stay away....spread the word.. Feel free to contact me via message if desired....

Homeworks, Amber and the entire business NEVER AGAIN! We rented a home for 3 years from HomeWorks Property Management, 1920 Ridgedale Rd South Bend, IN 46614. We were never a problem we always paid rent on time, - After my spouse had died I was late 4 days, on rent, the contract gives a 3 day grace period. Rachel said they had already started eviction proceedings. They did get it stopped, which I was told from Rachel she wasn't sure if she could. She stated the homeowner lived out of the country and she would try to convince him to stop.They were going to put a widow and 3 kids on the street because after 3 years I was 4 days late?.... She did get it stopped. When we did move, my mom and I both requested a walk thru, were both told they didn't do them, even if a tenant requests, as we did!  So, Mom took 70 pictures to show that the house was in acceptable move out condition after 3 years renting! There was zero animal damage, again after 3 years, NOW they are claiming there was animal damage. Just a few months (Feb '17) earlier we had our yearly walk thru inspection! Brooke did the inspections with me and I passed with flying colors! Our move out date was May 17th, the day after my oldest daughters birthday! My Mom and my daughter dropped off keys May 17, 2017. I have screenshots of my Mom texting me from there office when she dropped off the keys and gave them my forwarding address. She had text and called me for conformation of my forwarding address, (incl: dates and times) which they claim never to have received. Also, they have cameras in the office so they have recorded records available! They claim to have never been able to contact me...* I have screenshots of texts Brooke and I exchanging messages all during that time, including me asking, Is there anything else she needed? ** My phone number never changed, I never received a call and my email never changed either. We had gotten receipts and other information via email from them for years. I contacted Brooke again and was told Amber had 45 days to return my security deposit and we were within that time period. When we moved our mail was a mess for weeks. I had contacted Brooke again, June 8th, during this time because my tax check was missing. When my mail showed up, Brooke text me a picture of the receipt for my mail they had in the office June 23rd (screenshot ). I was told, it was stacked on the porch of our old house and the check was with it. I went into the office, to get my check and my mail! I once again asked, while I was in the office, if there was anything else they needed. I was told no, if there was Amber would contact me. The next thing I received a forward email from Mom, HomeWorks charging me $2563.00, they turned it into collections! Under Indiana statues these charges are not legal for HomeWorks to charge me. We lived there for 3 years and it is normal wear and tear. They are also trying to charge me for animal damage that wasn't there. They also weren't our move-in management. Amber herself asked me to bring in our paperwork because they weren't receiving information from the other company. They do not have any of our move-in information, beyond financial. Under these Indiana statues which I have proof. Once again they had my forwarding address on May 17, 2017 and should have been refunded my deposit in full and has not been! Indiana Statues: Indiana Code 2017: IC 32-31-3-12 to IC 32-31-3-16

*************************************************************************************************************************** **EDITED 2/26/19 to add: We are going to ask once more for you to go through the appropriate procedure of contacting the office regarding deposit statement disputes. We have photos of the home as well and are more than willing to sit down with you and professionally discuss this situation.** *************************************************************************************************************************** Deborah- You moved out of this property in May of 2017. You contacted us at the end of March, 2017 asking if you could terminate your lease early which the owner agreed to, with no early termination penalty. You stated 5/1/17 was your estimated move out date. On 4/27/17 you contacted Brooke and told her there were issues with your new property and you needed some extra time but would keep her updated as to when you would be turning in keys. You were still in the property on 5/1/17 and you failed to make a rent payment. When the 5 day grace period was up and you had still not made a payment (nor contacted us) Jodi followed our collection procedure and called you. That phone call took place on 5/9/17, not 4 days after rent was due as you stated in your above review. There was also no threat of eviction nor was one ever filed. (you can visit mycase.in.gov and input your name to verify this as eviction filings are public record) We have a note in our system stating that your Mom turned in keys to our 309 S Logan St. office on 5/17/17. There is no written record of HomeWorks receiving a forwarding address at that time. You have failed to present anything in writing since then showing a forwarding address was provided within the 45 day allotted window. On several occasions our staff visited the property after you moved out and the mailbox was overflowing with your mail. We collected the mail and had Brooke reach out to YOU because your tax refund check was in that pile of mail and we knew that was valuable. Never did we state a refund from HomeWorks was sent to your old address. There are multiple text messages between you and Brooke regarding this topic but it was not until 8/22/17 that you provided an actual forwarding address. The 45 day window had expired. As for the condition of the property - we had to completely repaint the entire interior because you did not patch the nail holes with the proper product. Due to the vast number of holes and product you used, paint touch ups were simply not an option. We have photos that we can provide. Also, at the time of move out there was a substantial pet odor (coming from the basement) that radiated throughout the property. We attempted to remedy this with an ozone machine to no avail. We tried for months to remedy the basement by using bleach, (twice) special chemicals, multiple ozone treatments, consulted flooring companies for suggestions, but nothing worked. The house was listed for sale during this time and multiple times we received feedback from other agents, in writing, stating the smell was so bad their clients wouldn't even walk through the home once they opened the door. We even replaced the carpet because the smell had permeated through the basement into the upstairs. We did not even charge you for that. Our last resort was using a very expensive paint/sealer (only certain contractors can even purchase) on the ceiling of the basement as well as the walls, floor and steps. We also pulled piles of dog feces from behind a old tank in the basement that had been hidden by a urine soaked piece of plywood. That is not normal wear and tear. You have reached out to us several times regarding this and we have attempted to explain the situation.

Worst company ever. Horrible business and communication. Never answer their phones, "non refundable applications" after moving out you have to contact THEM to see if you owe any money for damages otherwise you'll never find out. Shithole of a business.

My parents were recommended homeworks through their insurance company after a tree from a neighboring property fell on their home. They came out quoted an estimate of 55,000 plus dollars. the insurance company approved, cut them a check and they began to do quoted repairs. They have done thee most terrible sub-par against code work and have not completed quoted work now one full year after the quoted finish date. Even worse my they have completely ignore my mother calls and give her the run around about her unfinished property work. This after her husband passed away in december of 2019. i add this because when my father was alive he made sure to give them hell about not finishing what they are contract obligated to finish. i recommend that this the best coarse of action against this company is not to use them as a nutless monkey could preform a better repair job. please if you have also been taken advantage of by homeworks i ask you call the BBB and report them and any other way you can one peoples eyes to the shoddy work they do so that others arent fooled by these con artist and phony contractor. i wanted to give negative star review but that isnt an option so 1 star for a S#*% company and employees.
